FAQs

NCSSA Q&A with Board Member Bobby Mann

Q: Do I need to own a Self Storage facility to become a member of the        North Carolina Self Storage Association?
A: Absolutely not, many members join before building or buying a self-storage facility so they can get valuable information on Vendors, Operations and many other area’s of the business. Also we have many Vendor members that offer expertise in many aspects of the Industry.

Q: What is the process for selling goods to recover monies owed?
A:  To answer this question would take up many pages of this newsletter. The NCSSA has created a packet of information which includes a checklist for the Lien Law process. Please call the office at 919-459-2074 and we will gladly fax or email.

Q: Why should I join the NCSSA?
A: The NCSSA offers many valuable tools to help its members. Here are a few reasons to join: Standardized Lease, Auction Checklist, Convention and Tradeshow, Networking, Regional education sessions and a Political Action Committee that watches the State Government to make sure no Laws are passed that could adversely affect the Industry in the State.

Q: Is there a maximum amount of late fees that can be charged?
A: Yes the State has limited the amount of late fees to a maximum of 15% of the monthly rent.

Q: Are we required to pay sales tax on self storage?
A: The simple answer is no but let’s discuss the topic. We are not required to collect or pay sales tax on self storage as of today (12/10/07); however you are required to collect and pay sales tax on any retail item that you may sell (Boxes, tape, locks, etc.). Sales Tax is a hot topic in many states and we are trying to stay apprised of any legislation. Please help by making contributions to our PAC (Political Action Committee) fund.

Q: When can I hold a Self Storage Auction?
A: You may hold an auction any day other than Sunday from the hours of 9:00am and 4:00pm. Although holidays are not discussed in the Statute (44A-43) I would avoid having an auction on a National holiday.

Q: May I sell Insurance to cover my customer’s goods?
A: Several companies provide Self Storage customers Insurance which you can offer directly or indirectly. Directly would mean you sell to make a profit and indirectly would mean you direct the customers to a company that sets it up and you are hands-off. If you choose to sell Insurance to make a profit then you must be licensed by the state and would need to fill out an application. If you are interested visit www.ncdoi.com or contact any of NCSSA Vendor Members that offers this service (Bader Company-888-223-3726 or MiniCo-602-870-1711).
